Rental criteria

These are the standards our leasing team applies to every application. The same criteria apply to every applicant for a home.

Income: Combined monthly income from all lawful sources, including housing choice vouchers and other rental assistance, is considered. Where a voucher or subsidy pays part of the rent, the income standard applies only to the applicant's portion of the rent.

Verification: We verify identity and income with documents you choose to provide, such as pay statements, benefit letters, voucher paperwork or bank statements.

Rental history: We may contact prior landlords about payment history and lease compliance.

Screening reports: If we use a consumer or background report, you will be told which agency provided it and how to obtain a free copy and dispute its contents.

Reasonable accommodations: Applicants with disabilities may request a reasonable accommodation or modification at any point in the process by contacting the leasing team.

Income we consider

We consider all lawful, verifiable sources of income on the same basis, including wages, self-employment, housing choice vouchers (Section 8), other rental assistance, Social Security, SSI and SSDI, pensions, and child support or alimony. List every source you would like us to consider.

How applying works

Applications are by invitation. Tell us which home you are interested in and our leasing team will send you a private link to create your applicant account. After you sign in, you can save your application as a draft and return to it at any time before you submit.
